Move Out Process Details

PLEASE READ IN ITS ENTIRETY 

As you prepare for your upcoming move-out, our goal is to ensure a smooth transition and maintain the home to a high standard for the next residents. The following Move-Out Process Details must be completed in full. Please read carefully and plan ahead—cleaners and vendors book quickly. If you will not be at the property during scheduled services, we can
assist with vendor access. All items must be completed before your scheduled move-out date.

Professional Deep Cleaning (Required)

A full professional move-out deep clean must be completed by a reputable cleaning company. This includes all bathrooms, kitchens, living areas, cabinets, drawers, closets, and the interiors of all appliances including the refrigerator, oven, microwave, and dishwasher. Baseboards, light fixtures, vents, blinds, and windows must also be thoroughly cleaned. Receipts or proof of service are required at move-out.

Professional Carpet Cleaning (Required)

All carpeted areas must be professionally shampooed and cleaned. Receipts or proof of service are required at move-out.

Drywall and Paint Repairs

All wall damage must be repaired prior to move-out. This includes patching holes, sanding, and repainting. There may be no visible markings, scratches, dents, or mismatched areas. Touch-up paint must match existing walls; if not, full wall-to-wall repainting will be required.

Power Washing

If the home has not been power washed within the last six months, a full exterior power wash is required, including siding, porches, and exterior entryways.

Lawn, Landscaping & Exterior Maintenance

All exterior areas must be left clean and well-maintained. Requirements include mowing and edging the lawn, removing all weeds, refreshing mulch or pine straw, sweeping patios, porches, walkways, and the garage floor, and clearing all outdoor debris and overgrowth.

Trash Removal (Including Bulk Items)

All trash must be removed from the property prior to move-out, including household trash, exterior trash, bulk or oversized items, and any debris left in the yard, garage, attic, closets, or crawl spaces. No trash may be left inside the home or in exterior trash cans. Bulk items may not be left curbside unless your municipality confirms scheduled pickup.

Air Filters, Batteries & Safety Items

Before move-out, all HVAC air filters must be replaced, all smoke detector batteries must be replaced, and any smart lock or door lock batteries must be changed. Dryer vent and HVAC cleaning is recommended annually and may be required depending on condition.

Keys, Access Devices & Forwarding Address

A total of four working house keys must be provided at move-out. All access items must be
returned to the property manager, including house keys, mailbox keys, garage door remotes, and pool or amenity fobs. A forwarding address must be provided for remaining mail and security deposit processing.
