Tenant Background Check & Screening Standards

At Magnolia Properties, resident screening protects homeowners, communities, and the integrity of our rental portfolio. Our screening practices align with industry standards and Fair Housing requirements. Every applicant is evaluated through a consistent, documented
process.

Our company utilizes a third-party screening provider that requires a valid U.S. Social Security number to complete identity verification, credit history, and criminal background checks. At this time, we are unable to process applications or approve applicants who cannot be fully screened through this system.

For consistency, fairness, and risk management purposes, alternative screening methods, manual reviews, international background reports, or substitute documentation are not accepted. This screening requirement is applied uniformly to all applicants and is non-negotiable.

Applicants are encouraged to review this requirement prior to submitting an application, as application fees are non-refundable.

How We Evaluate Applications

Each completed application is reviewed using several factors together, including income and employment, credit history, rental history and evictions, background check results, identification, occupancy limits, and compliance with property policies such as pets and smoking.

Identity Verification

All applicants must provide verifiable government-issued identification and complete a full application. Any attempt to falsify identity or provide incomplete or misleading information may result in denial.

Income & Employment

Applicants must provide verifiable and stable monthly income consistent with
industry-standard rent-to-income requirements. Verification may include pay stubs, tax documents, employer contacts, or employment contracts.

Credit Screening

A full credit screening is conducted through a third-party provider. Credit history helps determine financial reliability and rental readiness.

Credit Score Requirement

Eviction and Housing Court Records

Eviction history is reviewed through national databases. Multiple or recent evictions, unpaid landlord debts, or money judgments may result in denial.

Criminal Background Check

A national criminal background check is completed for every adult applicant. Magnolia
Properties reviews offense type, date, relevance to housing safety, and rehabilitation indicators. Offenses involving violence, fraud, theft, property damage, or risk to the community
may result in denial.

Rental History

Previous landlords may be contacted to verify payment history, property care, lease
compliance, and any disturbances or violations. Negative or unverifiable rental history may
impact approval.

Occupancy Standards

Generally two persons per bedroom.

Pets & Animals

Pet acceptance varies by property. Assistance animals follow Fair Housing laws.

OFAC and Sanctions Screening

Applicants are screened against federal sanctions databases. Individuals flagged for certain federal sanctions may be automatically denied due to compliance requirements.

Co-Signers and Conditional Approvals

Conditional approvals may be issued for applicants who show borderline credit or income but demonstrate overall financial stability. Co-signers must meet full screening standards.

Equal Housing Commitment

Magnolia Properties adheres to all federal, state, and local Fair Housing laws. Every applicant is processed under identical criteria. Decisions are never based on race, color, religion, national origin, sex, familial status, disability, or any protected class.
